Project Overview

A goods distribution center requiring concrete maintenance without disturbance of active warehouse operations.

Originally constructed in 2017, this iHerb distribution center had an Alkali-Silica Reaction (ASR), a condition that deteriorated the exterior concrete and decreased its life span. We were contracted to remove and replace the majority of the site concrete with new concrete to correct the issue, using specific mix designs to prevent a recurrence. Warehouse operations continued throughout construction, requiring our team to minimize disruption to daily business activity. The scope included removing and replacing apron and dolly strips, ramp slabs, gutter curbs, sidewalks, tank ring foundations, and any other damaged or failing concrete.

The use of efficient milling equipment, chemical admixtures, and accelerated concrete mixes reduced excavation time, sped up curing, and limited area downtime.

Additional lighting, barricades, and consistent traffic control kept all trucks and employees safely distanced from construction zones.

Phased construction

Work was completed in phases, allowing each area to cure before beginning the next, keeping enough dock doors and parking spaces available for daily use.

Tenant communication

Daily coordination and weekly check-ins kept the tenant informed, aligned the work with operational needs, and reinforced a partnership-based approach throughout the project.
